Guys and gals I need to sell a home in Knott end.
I will be visiting the U.K. in May for a week to clear out my Grandmothers house and start the for sale proceedings. This is supposed to a desireable are to live so anybody have any local advice on how I can choose a realtor who will be for me? I have made some contacts and am told fees are very low and agents are governed by the crown so there is a lot to lose if things are done on the up and up.

Over here realtors are called 'Estate Agents'. I think Knott End is in Lancashire, so I don't have any personal knowledge of the area. What I would do is get a few local estate agents to come and value the property. This doesn't cost anything, and will give you a fair average figure on the value. You can then instruct either one or more estate agents to sell the property on your behalf. If you go for 'sole agency' (this means giving only one agent the job of selling the house) they will charge you less in comission, normally 1-2% of the final sale price. If you instruct 2 or more to market the property, (joint agency) the successful agent will charge a little more in comission (3%) but it may sell quicker due to wider coverage. Most larger estate agent companies are reputable, so check to see if they have more than one branch in the area. You will probably have to hire a solicitor to handle the paperwork this end. Again, do the research on the net and try to find a company in the area. A good estate agent will be able to recommend a local solicitor.

OH! Is that Knott End On Sea near Lancaster??

If so I know someone in that area that will be able to advise on a good local Estate Agent.

Yes it is located in Knott-End-On Sea, which is across the river from Fleetwood, near Blackpool,Preston and I see a few agents are listed close by in Poulton-Le-Fylde.

I appreciate the input regarding the types of agency sales, this will help me conquer the language barrier, I have grown up with english parents but they emigrated to Canada in 1957 so listening to their stories over the years and of course growing up watching British Programming on the telly has only taught me so much

Any other advice you or anyone else can offer would be greatly appreciated!

Any car shows in the area?? Not the best time of year I'm sure :lol:

It must have been the place to go back then, I have a large part of my family living in Edmonton, Alberta. My Wife and I went house-hunting there, back in the mid '90's but family ties back here stopped us going.

My parents had some friends who decided to go to Australia, my folks were going as well but dad landed a good job in Canada first.

Edmonton is very nice, we moved from there 32 years ago but still like to try and visit at least once a year.

You know that submarine you can go on in the Edmonton Shopping Mall?

It came off the rails when the wife and I were in it and we were stuck down there for quite some time while divers with long crow bars fought to get us unstuck.

Our host in that tin coffin was "Captain Dave" and he kept making jokes about beeing frightened of inclosed spaces, feeling the walls closing in, etc.

I was sitting there sweating like a pig getting more and more uptight. I could feel the panic building up. I wanted out and this guy was taking the urine.

To this day i doubt he realises just how close he came to being the first Captain of that boat to go down with his ship.

Dave, only you could go to a leisure park and end up re-enacting a scene from Das Boot! :mrgreen:

I still cannot believe the size of Edmonton Mall. Needed two days just to walk round the place.

Yikes, I was there for the Mopar show last June and the submarines were no longer in operation, and I was thinking about finally going on one as the the kids are now old enough.
Maybe he should of gone down with the ship!

if you are around at the end of May then there is the Mopar Northern Lights meet at York Dragstrip. This is a first time event for North of England MMA members and is being run alongside a weekend drag meet.
York drags are about 60 miles directly East of Lancashire.
